A practical guide to assessing luxury property value through location, layout, privacy, building quality, ownership costs and resale liquidity—not the view alone.
A view is valuable only in context
A view can be a meaningful differentiator, but it is not a complete valuation. Its value depends on permanence, orientation, privacy, floor level, glazing, balcony usability, surrounding construction and whether the property’s layout actually captures it from the rooms that matter.
Compare the asking price with evidence from registered transactions involving genuinely similar properties. A marketed view premium may be justified, but only if the completed sales and the full property specification support it.

Location quality extends beyond the address

Review the recurring cost with the same care used to compare service charges between Dubai buildings. Ask which costs are shared, which are owner-managed and what capital work or replacements may be approaching.

Luxury value includes resale liquidity
A luxury property should be assessed through the next buyer as well as the current owner. Consider the pool of likely purchasers, competing supply, transaction timing and the features that are difficult to replace: plot, privacy, ceiling height, plan efficiency and location.
This is the core of a disciplined exit strategy. An attractive property can still be illiquid if its premium relies on a feature that only a narrow set of buyers will value.
